A price of £6.5 million (€8.25m) is being sought for the Temple Bar building in Dublin occupied by Urban Outfitters, the US lifestyle merchandise chain. The retail unit has 13,600 sq ft of space, most of it in a listed building, Cecelia House, which interlinks with a new building on Fownes Street.
Urban Outfitters are paying a stepped rent which rises to £380,000 (€482,600) over five years. The asking price would produce an initial yield of 4.5 per cent and equivalent return of 5.5 per cent before capital allowances are availed of. These amount to £1.799 million (€2.285m), of which half can be claimed in the first year. Hamilton Osborne King are the selling agents.
