A regency cottage at 21 Park Avenue, Sandymount, with a surprisingly large and private back garden will appeal to buyers keen to take on a full scale refurbishment project.

The four-bedroom house, which dates from the 1820s, stands on a third of an acre of south west facing garden. Properties of this type rarely come on the market in Dublin 4, so there is bound to be stiff competition on auction day, March 28th.

Though charming, the villa-style house does need complete restoration, but this is unlikely to deter buyers, according to Tom Day of Lisney, who is quoting £750,000-plus (€952,300). There is a good-sized front garden with a sweeping drive providing plenty of off-street parking.

The house is currently laid out as a series of small rooms that need to be opened up and extended to make a modern home. There are two rooms on either side of the hall, both nicely proportioned but not very large.
