The first phase of 42 apartments at Parkgate Place, off Parkgate Street, in Dublin 8, is being released this Saturday through GPK Properties. One-bedroom apartments in this five-storey development range in price from £128,950 to £184,950, two-bedroom units are priced between £164,950 to £189,850 and three-bedroom apartments start at £222,950 and go up to £235,950. A space in the underground carpark will cost £16,000 extra.

The first phase will be ready for occupation in January although the selling agents say that efforts will be made to accommodate those who want to move in before Christmas. There will a total of 159 apartments in the development, which is expected to be completed by the spring.

The apartments are part of a mixed development by South Dublin Construction, which already has a 30,000 sq ft office block at its entrance, let to Baltimore Technology and NatWest. Another office block of similar size is currently under construction on the site. There will be 24-hour security at the entrance to the development.

The apartments are at the rear of the site, tucked well behind the office buildings and will have a separate entrance. Of the apartments in this phase, 20 have views of the River Liffey and Heuston Station while most of the remaining overlook a courtyard area, which will be landscaped. The building is `snaked', which means it is designed to follow the natural line of the river.

Optimum use is made of the space available in the 450 sq ft one-bedroom show apartment. With a small hallway, most of the square footage is given over to the livingroom and the bedroom which are linked by double doors - making it possible, for example, to watch the livingroom TV from the comfort of the bedroom. The livingroom has a small galley kitchen with standard beech Shaker-style units. The bedroom has lots of wardrobe space and an expansive black aluminium window overlooking what will be the landscaped courtyard. Off the hall is a hot-press, small storage area and a bathroom.

The 525 sq ft one-bedroom apartment priced at £146,950 has a separate kitchen. The two-bedroom units range in size from 600 sq ft to 670 sq ft. Layouts vary, in that some have balconies and others come with bay areas, some of which have floor to ceiling black aluminium windows, which maximise the views. The 666 sq ft two-bedroom apartment has a spacious livingroom with a door leading out to a large balcony with views of the River Liffey. The balcony can also be accessed from the main bedroom which has a full bathroom en suite with a timber panelled bath. There is a separate kitchen with a panel of transparent blocks to allow light into an otherwise dark space. Off the hall is a hot press, storage area and guest bathroom.

The three-bedroom show apartment is £222,950, and is 900 sq ft. There are only four three-bed units. The show apartment has two double bedrooms, one with an en suite and a third box room. At penthouse level there are eight one and two-bed units with prices starting at £164,950.
