DUBLIN 1: FROM €295,000THE FIRST phase of apartments at a new scheme in Dublin 1 comes to the market this week with prices starting at €295,000, writes Fiona Tyrrell.
Bakers Yard is a development of 130 one, two and three-bed units at the junction of North Circular Road and Portland Street North on a site formerly occupied by Bewley's Bakery. Developers Cleary Doyle will be including a crèche and a number of office suites in this phase of the scheme.
Selling agent Hooke & MacDonald will be opening four show apartments on site to coincide with the launch.
Prices are aimed at first-time buyers, starting at €295,000 for one-bed apartments with around 45sq m (484sq ft).
Two-bed units with 64-71sq m (685-760sq ft) are priced from €350,000.
Three-bed apartments with around 81sq m (871sq ft) are from €415,000.
Prices include one car-parking space in the underground car-park.
Standard features at Bakers Yard include timber flooring, good tiling in the bathrooms, kitchen appliances and audio-visual intercom system.
Designed by McClean Architects, the scheme is laid out in three blocks arranged around two courtyards.
A high level of glazing has been incorporated into the apartment design to maximise natural light. Balconies are a good size.
The scheme has good transport links - it is close to Connolly Station and the N1. The IFSC, new National Conference Centre and National College of Ireland are in striking distance.
This phase of the scheme is nearing completion and will be ready for occupation in a matter of weeks, according to the selling agent.
The developer has also secured planning permission for a further 60 apartments and a retail element.
