Apartments in a new development at Stepaside in Co Dublin going on sale today through Hooke & MacDonald are priced to attract owner occupiers seeking a start on the property ladder in a good south Dublin location.
Called ParkView, the scheme is located beside the popular Belarmine development, with views over Fernhill gardens.
Sixty apartments are being released from plans today with a total of 366 units planned for the site.
Prices start at €275,000 for one-bedroom apartments with two bedroom units costing from €335,000 and large three-bedroom units starting at €425,000.
Prospective buyers can view plans at Hooke & MacDonald's offices in Baggot Street, where there is also a full scale model on display. The scheme will be sold on a phased basis with the first residents expected to move next summer.
ParkView is located just off the Enniskerry Road on an elevated site close to the village of Stepaside within an easy drive of the the Luas at Sandyford Business Park, the M50 and the N11. Dundrum Town Centre is also close by.
ParkView is being built by veteran Cork housebuilders Fleming Construction of Bandon who are poised to become big players in the Dublin market with a number or projects in the pipeline in south county Dublin.
Until now, the company has concentrated on Munster, with housing developments at Rochestown, Clonakilty, Douglas, Ballincollig, Kenmare and Kinsale, while the Inchydoney Lodge & Spa Hotel is among its many commercial developments along with the Fota Island Golf Resort.
Designed by architects Paul Duignan and Associates, ParkView will have six apartment buildings over three tiers built into the slope. The majority of apartments will either have views over Dublin or a southerly orientation.
One-bedroom apartments of 48-55sq m (515- 590sq ft) are priced between €275,000 and €320,000. The two-bedroom apartments with 78-87sq m (840-930sq ft) start at €335,000 and rise to €410,000 while a number of three-bedroom apartments with 110sq m (1,180sq ft) are from €425,000 to €525,000.
Floor-to-ceiling windows in each apartment will ensure that the livingrooms are bright and each will have a deep balcony with timber decking.
As in most new schemes coming to the market there has been a good investment in the kitchens and bathrooms with attractive granite worktops and integrated appliances as standard, and nice touches like the stainless steel stand-alone cooker extractor and brushed aluminium sockets in the kitchen.
Downlighters in the hallway, livingroom, kitchen and en suites do away with the need for awkward pendant lighting. The new regulation utility room is a welcome addition.
The car parking at ParkView is all underground behind electronically controlled gates which leaves the surface of the development free for extensively landscaped gardens. Residents will also have the use of communal roof gardens.
