A dramatic arched 24-storey building will provide a new gateway to Landmark Development's Beacon district in Sandyford, Dublin 18.
The building forms part of new plans for the Sandyford Gateway development which will link into the existing Beacon Court mixed-use scheme. It is at the bottom of Bracken Road just off the Sandyford M50 interchange.
A new blueprint for the Gateway scheme has been lodged with Dún Laoghaire Rathdown County Council, less than a month after the council published the initial recommendations for the Sandyford urban framework plan.
This draft area plan recommended taking a high-rise approach to the area, including 27 possible towers. The plan, which is under public consultation, has already earmarked a 24-storey tower for Landmark's Gateway scheme.
The developer's initial proposals for the 6.4-acre site was refused permission by the council earlier this year on a number of grounds, including height and lack of open space. This scheme incorporated a 23-storey tower, 565 residential units and office and leisure facilities in eight blocks.
This time around the company, controlled by Paddy Shovlin and brothers Pat and Tony Fitzpatrick, is looking for permission for a substantially smaller scheme. It is seeking to build 375 apartments, an office block, neighbourhood shops, cafe, bars and restaurants.
The scheme, designed by Traynor O'Toole Architects, will be laid out in seven buildings. Three predominantly residential buildings will be 12 to 16-storeys tall and one will have 24 storeys. A six to 10-storey office block will link into the Beacon Court complex.
At the heart of the scheme is a .75-acre public plaza accessed via a tree-lined boulevard.
The 24-storey Gateway building will have 19 floors of residential accommodation. The top two floors will comprise large luxury apartments.
Underneath these floors will be a sky garden - a two-storey glazed space, which will comprise concierge facilities, a business centre, cafe and gym.
