Co Dublin/from €345,000: Thirty apartments in a development built on a former nursery site in the village of Ballybrack in south County Dublin go on sale today. Kate McMorrow reports
One year on from its first launch, Ridge Hall is taking shape on a former nursery site in Ballybrack, Co Dublin. Right in the village, this development consists of 103 own-door one and two-bedroom apartments, spread over six buildings and surrounded by mature landscaped gardens.
Hooke & MacDonald is launching a new phase of 30 apartments at Ridge Hall, with show units open for viewing from today until Sunday next. Prices start at €345,000 for one-bedroom apartments of 48sq m (515sq ft). Two-bedroom apartments of 62sq m (750sq ft) cost from €430,000, while two-bed plus study apartments of 76sq m (815sq ft) start at €475,000.
The four-storey buildings have brick exteriors, with tall windows and glass-sided balconies. Semi-underground surface parking is at the back of the buildings for aesthetic reasons.
Developer Albion Property Holdings has pulled out all the stops at Ridge Hall, to complement the three-acre wooded site. Each apartment has its own front door, accessed via a short flight of steps and a granite floored walkway. A lift operates from the car park.
A small entrance lobby has space for flower tubs. Inside, kitchens and bathrooms are good quality. Ceilings are high, layouts well thought out and fittings of a good spec. Doors are oak and most units are dual aspect, looking over the landscaped gardens and the Wicklow mountains.
A typical two-bedroom apartment with study has the study/guestroom off the front hall. Further in is a large family bathroom with taupe wall tiles and white sanitary ware. Some apartments have a separate kitchen with cream-painted units and mosaic wall tiles.
Decent-sized balconies - decked and enclosed in glass and steel - open from sittingrooms and main bedrooms. Attractive wardrobes in ivory with latticed panels are included in all studies, including the study/guestroom.
Grounds are beautifully arranged, with new planting added to the established greenery from the site's nursery years. Copper beech and maple trees line the boundary. One parking space is allocated to each apartment and additional spaces can be bought for an additional sum, €15,000 in phase one.
Some retail units will front Ridge Hall at its Wyatville Road end. Previous schemes by Albany Holdings include Shrewsbury Lodge, Cabinteely and Heath Square in Finglas.
