Sales ResultsThe latest house price index issued by Permanent TSB shows that house prices in Dublin have dropped by 5.1 per cent since January but the sale of a house at Waltham Terrace in Blackrock, Co Dublin, gives a clearer picture of what is happening in the market.

Number 2 Waltham Terrace, a renovated house, failed to sell at auction in March when it was expected to make €3.5 million. It has just been sold by Douglas Newman Good for €2.8 million - 20 per cent below its original asking price. Anecdotal evidence suggests that asking prices have been dropped by 15 to 20 per cent in many neighbourhoods throughout the city. However, buyers seem determined to hold off in anticipation of further price drops, while the banks continue to cut back on credit.
