Dublin 18: from €335,000: Homes adjoining a new hotel in a contemporary suburban quarter in Sandyford offer smart living spaces, writes Kate McMorrow
Luxury apartments adjoining the new Beacon Hotel in Sandyford are likely to set a new a benchmark for standards in the new homes market in this area.
Italian marble bathrooms with Jacuzzi baths and integrated kitchen appliances are some of the features included in the price at One Beacon, which opens for viewing for the first time at noon today. Sherry FitzGerald New Homes is the sole selling agent and the project is by Landmark Developments.
Prices kick off at €335,000 for one-bed apartments with 50sq m (536sq ft) of living space. Two-bedroom apartments of 70-74sq m (751-800sq ft) are priced from €455,000. Spacious three-bedroom apartments with 107sq m (1,146sq ft) of accommodation cost from €640,000. Parking spaces are €25,000 extra.
Beacon One is part of an interesting new complex taking shape on Blackthorn Drive in the heart of Sandyford Business Park. In addition to the apartments and adjoining hotel, the development includes Beacon Medical Group which incorporates private medical and dental clinics specialising in a wide spectrum of treatments and services. A 145-bed public/private hospital will open late in 2006.
Residents will be able to get to their apartments either through the hotel lobby or via a separate residents' entrance. The apartments are in a separate block adjacent to the hotel. Given the convenience and rental potential of the surroundings, apartments at One Beacon will suit both owner-occupiers and investors.
Fashion guru John Rocha and Traynor O'Toole were involved in the style and design of this development. Exteriors are a blend of wood, stone and glass, with water features, planting and commissioned pieces of art providing a distinctive look.
Kitchens by Dutch company Keller include heated floor tiles and integrated appliances including fridge-freezer, washer-drier, ceramic hob, oven and extractor and a microwave. Marble-topped vanity units are fitted in main bathrooms and en suites. Storage is a priority and built-in wardrobes are capacious.
Each apartment comes with a balcony or terrace, facing either the mountains or a landscaped inner garden used by the hotel. Technology has not been forgotten. Apartments have been wired for wireless internet connection and high-speed broadband. There is also CCTV and provision for multi-room surround sound and satellite television. Viewing at One Beacon is today through until Saturday. Work is well-advanced and completions are expected to take place this summer.
