Co Galway: from €1.975m: A scheme of 11 houses with smart fit-outs overlooking Galway Bay is Galway's most expensive new-homes development, writes Fiona Tyrrell
A luxury residential development with views over Galway Bay has prices rising from €1.975 million to €2.5 million, making it the most expensive new homes scheme in Galway.
Bramley is an enclave of 11 large detached houses on a seafront site at Renville to the south of Oranmore village.
It is being developed by Galway-based Nexus Homes, which is carving out a reputation as a provider of small exclusive residential developments in the city and county.
Bramley is Nexus's most ambitious scheme to date. The large high-end houses have a top-notch fit out.
Seven out of the 11 houses have already sold quietly off plans, primarily to Galway business people, says selling agent Tony Kavanagh from Sherry Fitz-Gerald Kavanagh.
The scheme is on an 11-acre site beside Renville Deer Farm. Six of the 11 houses have rear gardens that lead to the seashore. Deer at the adjacent farm are visible on occasion.
The houses, designed by Seán Dockery Architects, have between 371-399sq m (4,000-4,300sq ft) of living space and five generous double bedrooms. There are a number of styles, all of which have a great sense of space and well thought-out living areas. All houses come with allowances of €80,000 for kitchen, tiling, floors, wardrobes and fireplaces.
The showhouse has been given a lavish decor from Top Drawer and Galway's Kenny Art Gallery have provided most of the art for the walls.
Access is via an imposing oversized black door. This leads to a large entrance hall with a solid wood staircase. The kitchen is a glamorous contemporary affair with dark wood, a massive T-shaped breakfast bar and all sorts of snazzy in-built appliances. An adjacent utility room is the size of most kitchens in average three-bedroom semis.
The kitchen leads into an attractive livingroom with great views of the sea. Off this is a formal diningroom, again with great views.
To the front of the house is a third reception room, laid out as a handsome study. The garage of the show unit has been converted into an attractive den/playroom.
Upstairs there are five bedrooms, three en suite. The main bedroom is very large. It has a nifty store room hidden behind a secret panel in the wall and a balcony. Bramley has all the in-built technology expected of a top-end development including mood lighting, under-floor heating and wiring for a multi-room sound system. It is accessed via electronic gates and each of the houses has its own set of electronic gates.
The scheme is in a private location surrounded by a deer farm, the sea and lands protected under special area conservation status. Meanwhile, Oranmore village is a three-minute drive away.
Seán Mulryan's Galway Bay Golf and Country Club, which is undergoing a major revamp, is up the road. Galway Sailing Club and Renville public woods are also close by.
Stamp duty on the houses will range from €37,000-€46,000.
