A businessman yesterday paid £1.8 million at auction for a large Georgian townhouse at 25 Upper Fitzwilliam Street, Dublin 2. The price was well below expectations for the property, which included its original mews building and rear parking spaces. A large number of Ireland's wealthiest business people viewed the house in recent weeks but few of them turned up for yesterday's auction when bidding opened at £1 million. Four parties chased the house but when bidding stopped abruptly at £1.6 million, auctioneer John McNally of McNally Handy adjourned the proceedings to consult the vendors. When he returned to the auction room, he announced that the reserve was "quite realistic" but that the bidding had not yet reached that mark. Two further bids of £50,000 each brought the price up to £1.75 million and at that stage Mr McNally announced that the property was on the market. The final bid, like the opening one, came from John Finnegan, of agents Finnegan Menton, who indicated that the new owner planned to keep the house in residential use.

The four-storey over basement house is one of the few remaining in the Georgian squares to have kept its garden and mews. It was the home for over 80 years of the Murnaghan family. The new owner will have to spend up to a £1 million on refurbishing the house and its mews.

It was a different story in Lisney's auction room yesterday when it secured an exceptionally strong price of £1.7 million for a four-bedroom townhouse at 61 Wellington Road, Ballsbridge, Dublin 4. The agents had been quoting a pre-auction guide price of over £1 million for the terraced house, which has a long rear garden but no access at the back. The two-storey over garden level house has 3,000 sq ft of floor space.

On Raglan Lane, Number 26, a two-bedroom detached mews house, made £385,000 by Sherry FitzGerald.

Also in Ballsbridge, Gunne fetched £215,000 at auction for a one-bedroom cottage at 11 Dodder View Cottages.

In Sandymount, Sherry FitzGerald secured £525,000 at auction for 3 Wilfield Park, a three-bedroom semi-detached house.

Bennetts fetched £282,000 at auction for 15 St Johns, a two-bedroom townhouse off Park Avenue.

Still in Sandymount, 4 Margaret Place, Bath Avenue, a two-bedroom house was withdrawn at £170,000 by Gunne Residential.

In Donnybrook, St Judes, a three-bedroom mid-terraced house at 12 Auburn Avenue, was sold by Gunne Residential for £490,000.

Opposite the Burlington Hotel, a three-bedroom house at 5 Sussex Road was sold at auction for £325,000 by Sherry FitzGerald.

South Dublin

In Killiney, a four-bedroom bungalow, Rosslee, on just over a third of an acre at Ballinclea Road, was sold after auction for more than the guide price of £600,000 by Hamilton Osborne King.

In Dalkey, Lisney sold a four-bedroom semi-detached house at 16 Hyde Park for £460,000.

Nearby, at 63 Hyde Road, Dalkey, a three-bedroom bungalow was withdrawn at £290,000 and sold later for a higher price through Lisney.

In Dun Laoghaire, 46 Clarinda Park East, a three-bedroom period house, made £435,000 at a Lisney auction.

A two-storey Victorian townhouse at 2 Crofton Terrace, Dun Laoghaire made £330,000 through Gunne Residential.

Also in Dun Laoghaire, 2 Annamount, Mulgrave Street, a four-bedroom Victorian house, was withdrawn at £330,000 by Eamon Halpin, which is quoting £370,000.

A four-bedroom semi-detached house at 33 Upper Glenageary Road, Glenageary, was withdrawn by Lisney, which is quoting £289,500.

In Monkstown, 39 Belgrave Square, a six-bedroom detached house, was withdrawn by Sherry FitzGerald, which is quoting £890,000.

In Foxrock, Hainault Lodge, Hainault Road, a four-bedroom detached house, made £501,000 through Lisney.

A four-bedroom house, Inishowen, 7 The Birches, on Torquay Road, was withdrawn by Lisney and is now off the market, according to the agents. Still in Foxrock, Lisney is seeking £690,000 for Avoca, a five-bedroom detached house, at 74 Foxrock Manor, after it failed to sell at auction.

In Carrickmines, a four-bedroom bungalow on three-quarters of an acre, Woodbine, at Glenamuck Cottages, was sold at a Sherry FitzGerald auction for £450,000.

In Mount Merrion, 82 Trees Road, a three-bed semi, was sold at a Sherry FitzGerald auction for £391,000.

In Shankill, Glenbrae, a two-bedroom bungalow on 1.1 acres in Corbawn Lane, was withdrawn by Jackson-Stops McCabe, which is quoting £650,000.

In Stepaside, 7 Jamestown Cottages, a three-bed semi-detached cottage, was withdrawn by Douglas Newman Good, which is seeking about £190,000.

In Tallaght, a three-bedroom bungalow, Hillview, at Old Court Road, was withdrawn at £400,000 by Gunne, which is quoting £500,000.

Dublin 6 and 8

Sherry FitzGerald secured £600,000 after auction for 29 Grosvenor Road, Rathgar, a three-bedroom over garden level house, following its withdrawal from auction at £540,000.

A three-bedroom Victorian house at 37 Brighton Square, Rathgar, was sold at auction for £480,000 through Harper O'Grady.

A four-bedroom detached house at 100 Bushy Park Road, Rathgar, was withdrawn at £492,000 by O'Mahony Auctioneers, which is seeking offers in excess of that price.

Also in Rathgar, 4 Mayfield, a five-bedroom detached house, was withdrawn at £550,000 by Lisney, which is quoting £725,000.

In Rathmines, 22 Grosvenor Place, a mid-terraced house in seven units, made £404,000 by O'Connor Shannon.

Lisney secured £337,500 at auction for Cedar Mews, 85 Charleville Close, Rathmines, a three-bedroom mews house.

Sherry FitzGerald withdrew a terraced house at 209 Upper Rathmines Road at £385,000. It is currently under negotiation.

Also in Rathmines, a four-bedroom semi-detached house at 7 Cambridge Road was withdrawn by Hamilton Osborne King, which is quoting £345,000. In Dartry, Les Buissonnets, a three-bedroom detached house on South Richmond Avenue, was sold at auction for a strong price of £680,000 by O'Reillys.

Also in Dartry, 10 Sunbury Park, a modern four-bedroom semi-detached house, was withdrawn by Sherry FitzGerald, which is quoting £485,000.

Sherry FitzGerald secured £370,000 at auction for 90 Rathdown Park, Terenure, a three-bedroom semi-detached bungalow.

A three-bedroom period house at 7 Oaklands Terrace was sold at a Gunne Residential auction for £270,000.

At 77 Parkmore Drive, Terenure, a three-bed semi-detached house was sold at a Lisney auction for £305,000.

Elsewhere in Terenure, 38 Fortfield Park, a four-bedroom semi-detached house, was withdrawn at £347,500 by O'Reillys, which is quoting £375,000.

At Harold's Cross, 15 Mount Drummond Square, a two-bedroom semi-detached house, was withdrawn at £190,000 by Douglas Newman Good, which is quoting £200,000.

A three-bedroom semi-detached house at 5 Desmond Street, South Circular Road, was withdrawn at £220,000 and sold later for a higher price, through Mason Estates.

Also off the South Circular Road, a two/three-bedroom semidetached cottage at 38 Raymond Street, was sold prior to auction by Douglas Newman Good.

On Synge Street, Number 64, a three-bedroom end-of-terrace house, was withdrawn at £310,000 and sold later for a higher price through Keane Mahony Smith.

A three-bedroom end-of-terrace house at 18 Park Place, Islandbridge, Dublin 8, was withdrawn at £175,000 and is under negotiation through Gunne.

Dublin 14 and 16

Sherry FitzGerald secured a strong price of £1.85 million at auction for Glenshiel, a six-bedroom detached house with extensive grounds at Upper Churchtown Road, Dublin 14.

Also in Churchtown, 76 Beaumont Avenue, a three-bedroom bungalow, was withdrawn from auction by Sherry FitzGerald.

In Goatstown, Dublin 14, 21 Hollywood Drive, a four-bedroom semi-detached house, was withdrawn at £270,000 by Ganly Walter, which is quoting £285,000.

In Rathfarnham, 45 Butterfield Avenue, a three-bedroom semi-detached house, was withdrawn by Sherry FitzGerald, which is quoting £285,000.

North Dublin

A four-bedroom detached house at 3 Oakleigh Court, Malahide, was sold at a Douglas Newman Good auction for £520,000.

In Howth, 19 Seaview Terrace, a two-bedroom cottage-style house, was withdrawn at £220,000 by Sherry FitzGerald, which is quoting £239,000.

In Sutton, Jacintas, a five-bedroom bungalow on Carrickbrack Road, was withdrawn by Douglas Newman Good. In Clontarf, 33 Stiles Road, a four-bed detached house, fetched £475,000 through Lisney.

A four-bedroom detached house at 7 Seacourt, Seafield Road, was withdrawn at £340,000 by Gunne Residential, which is quoting £360,000.

Meanwhile, a three-bedroom semi at 84 Kincora Avenue was withdrawn by Sherry FitzGerald.

Also in Clontarf, Lisney is seeking £250,000-plus for 9 Mount Prospect Grove, a three-bedroom semi-detached house, following its withdrawal from auction.

In Dublin 9, 148 Upper Drumcondra Road, a four-bedroom semi-detached house, was withdrawn by Sherry FitzGerald, which is quoting £335,000.

Elsewhere in Dublin 9, 220 Collins Avenue West, Collins Avenue, was sold at a Douglas Newman Good auction for £255,000.

A four-bedroom house at 228 Phibsboro Road, Dublin 7, was withdrawn by Douglas Newman Good, which is quoting £350,000.

In Castleknock, the Flynn agency sold two properties at auction. At 73 Castleknock Park, a four-bedroom detached house sold for £320,000 while a five-bedroom detached house, at 3 College Grove, made £490,000.

On Carpenterstown Road, Castleknock, a four-bedroom detached house, Luttrell House, fetched £310,000 through Gerard Farrelly.

A four-bedroom bungalow on over half an acre in Hayestown, Naul, Co Dublin, was withdrawn at £175,000 by Cumiskey Cooke Scales, which is quoting £200,000.

In Loughshinny, Blacklands, a detached bungalow on 20 acres, was withdrawn and is under negotiation through Douglas Newman Good.

Wicklow

Near Ashford, Glenvartry House, a five-bedroom period house on 105 acres, was withdrawn from auction by Ganly Walters at £1.1 million and sold later for close to £1.5 million. Strutt & Parker were joint agents.

A bungalow on 3.6 acres, Tiglin, in Ashford, was sold prior to auction for about £350,000 through Clarke Delahunt.

In Delgany, Four Winds, a four-bedroom house on an acre at Bellevue Hill, was sold after auction for over £440,000 by Douglas Newman Good.

Also in Delgany, Kindlestown Cottage, at Kindlestown Lower, was withdrawn by Jackson-Stops McCabe, which sold it later for a price in the mid £300,000s.

A four-acre holding in Kilcoole was sold at auction for £130,000 by Lisney.

In Glen of the Downs, Rustica, a two-bedroom Scandinavian-style chalet, was withdrawn at £145,000 by Donal O'Buachalla, which is quoting £175,000. A four-bedroom bungalow on three quarters of an acre, Stonegate, at Manor Kilbride, Blessington, was withdrawn at £270,000 and is under negotiation through Nugent Auctioneers.

Provincial

In Co Offaly, Moneyguyeen House, a six-bedroom period house on 145 acres at Kinnity, was sold at auction for £825,000 through Hamilton Osborne King.

Colm McEvoy secured £420,000 for a four-bedroom bungalow on 4.5 acres at Maddenstown, The Curragh, Co Kildare.

In Naas, Cluain Ard, Two Mile House, a four-bedroom detached house on 0.25 acres, was sold at auction for £435,000 by Jordan.

In Maynooth, a four-bedroom bungalow on one acre, The Beeches, in Laragh Demense, was withdrawn at £305,000 and sold later for a higher price through Coonan.

A five-bedroom detached house, Roxboro, at 11 Celbridge Road, Leixlip, Co Kildare, was withdrawn by Gunne Residential, which is seeking offers in excess of £320,000. Hamilton Osborne King is seeking £250,000 for Southfield House, Ballintubbert, Athy, a six-bed house on 2.8 acres, following its withdrawal from auction.

In Co Meath, Ashbrook House, a four-bedroom detached house on 1.6 acres at Castlemartin, Navan, fetched £410,000 through joint agents Gunne Residential and John V. Farrelly.

At 61 Academy Street, Navan, a four-bedroom townhouse was withdrawn at £175,000 and is under negotiation through Harlin Auctioneers.

A three-bedroom house on half an acre at Freffans, Trim, was withdrawn by Sherry FitzGeraldRoyal, which is quoting £90,000.

In Kells, a three-bed detached house, Lislin, at Mullagh, was withdrawn at £75,000 and is under negotiation through Armstrong.

Also in Co Meath, Longwood, a four-bedroom bungalow was withdrawn by Jackson-Stops McCabe.

In Co Leitrim, Kiltubrid Old Station House, at Drumcong, Carrick-on-Shannon, was withdrawn by Farrell, which is quoting £75,000.

In Co Longford, The Glebe House, a Georgian house on 15 acres at Lanesboro, was withdrawn and is under negotiation through Brady & Co.

Deerpark Castle, a three-bedroom castellated house, on 14.5 acres at Boyle, Co Roscommon, was withdrawn by Hamilton Osborne King, which is quoting £350,000. In Dublin 1, 42 Upper Dominick Street, a 2,000 sq ft Georgian office building, was withdrawn at £234,000 by Toole McKay, which is quoting £255,000.

Douglas Newman Good is seeking £1.25 million for a site with planning permission for 14 units at Adamstown Road, Lucan, following its withdrawal from auction.

In Ballybrack, 22/24 Church Road, a retail/office property, was withdrawn at £975,000 and is under negotiation through Gunne.

In Co Kildare, two shop units with accommodation to the rear and a yard at Maynooth Road, Celbridge, was withdrawn at £350,000 and is under negotiation through Coonan.

John Younge is seeking £2 million for The Huntsman Inn, in Gormanstown, Co Meath, after it failed to sell at auction.

Gunne Commercial withdrew Molloy's public house, on Bridge Street, Navan, at £700,000. It is currently under negotiation.

In Drogheda, Co Louth, a small period townhouse with commercial potential at 30 Fair Street was sold at auction for £183,000 through Robert Daly.

In Co Carlow, 38 Tullow Street, a 6,000 sq ft building with development potential was sold at auction for £452,000 through Sothern.

In Co Wexford, a site with planning permission for 12 apartments at Priory Street, New Ross, was withdrawn by P.N. O'Gorman.

Quinn Bros is seeking £250,000-plus for Gormans newsagents, at Ballinalee village, Ballinalee, Co Longford, following its withdrawal from auction.
