The second phase of Giltspur Brook, a Townpark Estates development of two and three-bedroom houses in Bray, Co Wicklow, goes on the market this weekend through selling agent Ross McParland. Prices start at £142,500 for the two-bedroom units.
When the development was first launched in March, all 42 houses sold out almost immediately, according to the agent. The scheme is located close to the amenities of this busy north Wicklow town and accessed through Wheatfield, off the Boghall Road. A total of 27 two and three-bedroom houses is for sale in this phase. They will be completed between December, 1999, and next spring. The entire scheme of 97 houses is expected to be occupied by late summer next year.
A feature of the site is its attractive wooded setting: mature willow, sycamore and chestnut trees have been preserved. The Swan River runs through the site and a bridge over a small stream has been turned into a feature. The smallest two-bedroom townhouses of 735 sq ft are priced from £142,500. These have a hexagonal hallway with guest lavatory. The diningroom/kitchen is at the front of the house, and a large sittingroom with a corner fireplace is at the rear. Both bedrooms upstairs are doubles, and the bathroom is also at this level.
Three-bedroom townhouses and semi-detached houses of 1,030 sq ft are priced at £164,950. These also have a guest lavatory off the hallway. The open-plan sittingroom and large diningroom/kitchen with breakfast area are connected by double doors. A conservatory is an optional extra with this house type.
Upstairs, two bedrooms are doubles and one is single, with the main bedroom en suite.
Special features of the houses at Giltspur Brook include Shaker-style kitchens with brushed steel handles, brass ironmongery on internal doors, a vaulted kitchen ceiling with recessed lighting and generous wiring specifications.
