THE LAST seven houses at Somerton, a luxury golf estate in Dublin 15 developed by Monarch Properties, go on show this weekend, writes Fiona Tyrrell.
There are 16 contemporary and luxurious family homes in the scheme on the grounds of Somerton House.
Located beside Castleknock Golf and Country Club, the houses are next to a hotel, leisure centre and spa as well as a quaint Victorian walled garden and lots of open green space.
Purchasers will get two memberships of the 18-hole golf course, which overlooks the River Liffey.
Top quality finishes, an exclusive address and a slice of country life are the big selling points at Somerton.
Selling agent McPeake Auctioneers will be opening showhouses at the scheme this weekend. Prices range from €1.95 million to €2.95 million for five-bedroom detached houses with between 240-296sq m (2,600-3,190sq ft) of living space.
The scheme was first launched in September 2007. Over half of the houses have sold, predominantly to well-heeled families trading up in the area. Prices have been pared back since then, in some cases by as much as €500,000.
Somerton originally formed part of the Luttrellstown Estate. Later, it become part of the estate of T K Laidlaw who used the grounds to breed two Grand National winners as well as many other champion horses. The lands were acquired by Monarch Properties in 1990.
The houses, designed by architects WDR RT Taggart, have a strong contemporary feel. Buyers can get a feel for what is on offer at Somerton at the chic showhouse .
Layout is geared towards modern family life with lots of space and good-sized bedrooms.
There is a large entrance hall with handsome solid oak staircase leads and a large open-plan living area with zones for kitchen, living and informal dining. There is also a formal livingroom.
Upstairs there are five bedrooms (four good-sized doubles and one single). Three of the bedrooms are en suite.
All houses have garages (many detached) and good gardens laid out in patio and lawn.
The finish is exceptional with SieMatic kitchens, whirlpool technology baths, oak flooring and porcelain tiling. Buyers will get to put their own stamp on the houses and can choose from a range of kitchens, wardrobes, fireplaces and hallway tiling.
