In one of the most unusual sales this year, cinema group Ward Andersen is to dispose of a newly completed office building on Library Road, in Dun Laoghaire, Co Dublin. Duncan Lyster of agents Hamilton Osborne King is quoting a guide price of £3.5 million for the 15,675 sq ft building, Carnegie House, which goes to tender at the end of June.

The three-storey building has an impressive granite-style facade. In addition to the 18 on-site spaces, the block is located beside a public car-park and is opposite Bloomfields Shopping Centre. It adjoins the public library on George's Street. The building was designed by architects Tritschler Tritschler and Associates and is being fitted out to a high specification. The agents have had a number of approaches from companies wanting to rent the building. Duncan Lyster says their strategy is to give both owner-occupiers and investors an equal opportunity to purchase the block.

Interest in Carnegie House should be strong because of the immense shortage of office space in south Dublin. The overall vacancy rate in the city is less than 2 per cent.
