Dublin's most prolific house-builder, Menolly Homes, is launching its latest development near Clonee this weekend with three-bedroom houses starting at £125,000 and large four-bedroom detached homes priced from £169,000. The Ross McParland agency is handling sales.

The supply of three-bedroom and four-bedroom houses coming on the market in this area appears to be temporarily slowing down because of heavy selling in recent months.

Interest is likely to be strong in the Hazelbury Green scheme, off the Navan Road, at Dublin 15, when show-houses open on Saturday. An earlier Menolly scheme, Hazelbury Park, also sold exceptionally well during what is a traditional quiet period in August. Ross McParland recorded no less than 177 sales during the month without publicising the houses. Brendan Byrne of Ross McParland says a large number of the buyers were relatives and friends of couples who had already moved into new homes on the site. Nearby Clonee is a small but expanding village just off the N3, a short drive from the Blanchardstown Shopping Centre and the M50.

Menolly is now releasing 46 four-bedroom semis costing from £141,950; 14 three-bed semis from £131,950; eight three-bedroom terraced houses from £125,950, and four four-bedroom end-of-terrace units from £139,950. Bookings are also being taken for three four-bedroom detached homes costing from £169,000. All 133 houses in this phase will be ready for occupation towards the end of next year. The houses are larger than most, running between 1,120 sq. ft and 1,500 sq. ft and the standard of finish is high. The scheme has a good mixture of semis and terraced three-bedroom and four-bedroom houses in a variety of styles.

At the least expensive end are three bedroom mid-terrace houses of 1,120 sq. ft priced at £125,950. They have a hallway with guest cloakroom, sitting-room with timber fireplace and double doors to the dining-room. This room has glazed patio doors to the garden and a door to the large kitchen/breakfast-room. Kitchen units are Shaker-style and have steel drawer handles.

Two of the three bedrooms upstairs are doubles and all three have fitted wardrobes. The main bathroom is also at this level.

The houses at Hazelbury Green have a good number of extra features included in the basic price. Kitchen and bathroom tiling is standard, walls are painted in neutral colours, there are attractive fireplaces and all bedrooms have built-in wardrobes. Each house-type has a different colour scheme. All the houses have a guest cloakroom and large en suite with the main bedroom.

Three-bedroom semi-detached houses of 1,150 sq ft cost £131,950. There is a large sitting-room with marble inset fireplace and doors to the dining-room. The kitchen/ breakfast-room is roomy and has an extra full-height storage cupboard in addition to the kitchen units. Upstairs, there is a family bathroom, two double bedrooms and a single. Even the smallest bedrooms on the scheme have a built-in wardrobe.

Four bedroom mid-terrace and semi-detached houses are all 1,340 sq. ft. Prices are from £135,950 for the terraced houses and from £141,950 for the semis. Some with a third reception room and separate utility room to the side run to 1,500 sq. ft and cost £159,950.

The interior dimensions are good, with a wider hallway, good-sized sitting-room and interconnecting dining-room and kitchen/ breakfast-room. A third reception room in the converted garage has a utility area to the rear off the kitchen.

There are two double and two single bedrooms and a main bathroom upstairs. As with all the houses in the scheme, the main bedroom is en suite and there is a good range of fitted wardrobes throughout. There are a few four-bedroom detached houses costing from £169,000. Those with a third reception room and separate utility areas are priced from £185,000. They have a similar interior layout to the four-bedroom semi-detached houses.

Lawns back and front will be seeded and back gardens fenced. Hedging will separate the houses to the front.
