Buyers seeking a detached family home in Blackrock will be interested in the sale of Kirriemuir, a substantial redbrick Edwardian house on half an acre at Stillorgan Park, Blackrock. Sherry FitzGerald is quoting £1.65 million (#2.09 million) for the five-bedroom house, which goes under the hammer on March 28th. Kirriemuir occupies a prime position at the entrance to Stillorgan Park with the house set back from the road at the end of a tree-lined drive. A detached garage could be converted to a mews, subject to the necessary planning permission.

Kirriemuir has been owned by the same family for the last 16 years. The owners, young empty nesters, are now planning to move closer to the city and divide their time between Dublin and the south of Spain. They have kept the 3,200 sq ft house in superb decorative order and viewers will be impressed by the comfortable friendly atmosphere. Like many houses of this vintage, the main section of the house is two-storey with a three-storey section to accommodate a series of smaller rooms. A large, welcoming hall is big enough - at 19 ft by 21 ft - to be a sittingroom and in times past accommodated a snooker table. An ornate fireplace adds to the sense of warmth that is matched by a decidedly feminine decor.

Off the hall there are two large interconnecting reception rooms, a drawingroom and a diningroom, both of which are furnished in the same comfortable style. Both rooms have white marble fireplaces with open fires. These are good bright rooms with light coming in through tall sash and bay windows. Steps lead down from the diningroom to a family room that opens directly into the kitchen. Here, a sofa and armchairs are drawn up to a raised fireplace, while sliding doors open on to the garden. This part of the garden faces west and is planted with a wealth of shrubs and spring flowers. A striking feature is the row of pillars that formed a colonnade at the front of the house but was removed some years ago. Elsewhere at kitchen level, there is a study, a utility room, cloakroom and a separate door to the garden.

A bedroom and a walk-in linen room lead off the first landing. On the first floor the main bedroom is a delightful sunny room with lots of built-in wardrobe space including a clever pull-out shoe rack concealed in the defunct chimney-breast. There is a large en suite bathroom.

A second en suite leads off a guest bedroom, and the three remaining bedrooms - one on the top landing - are all doubles, sharing a sizeable family bathroom.

This is a versatile house that is close to shops, schools and transport routes - factors that should ensure lively interest in the run-up to auction.
