Property developer William Neville's plans to build over 800 homes at Cherrywood near the N11 dual-carriageway in south Dublin have been refused by Dún Laoghaire Rathdown County Council.
The Co Wexford property developer was seeking to build 805 homes on a 9.2-hectare site bounded by Tullyvale and Druid Valley Park, where the company has been involved in other residential schemes. Mr Neville's plans involved the construction of 141 one-bed, 506 two-bed and 122 three-bed and 36 duplex dwellings.
The council ruled that the development, which would have involved the construction of 50 buildings ranging in height from four to seven storeys, was premature pending the development of a local area plan for the Cherrywood Rathmichael area.
The council also stated that the development was "overly uniform" and "repetitive" in terms of overall design and finish.
The developers did not indicate how "quality" open space is to be provided, the council noted.
The scheme did not have enough variation in unit type and had a high proportion of single aspect units with an "unfavourable orientation", the council added.
Mr Neville's elevated site at Cherrywood enjoys views of Dublin Bay, Killiney Hill and the Dublin mountains.
The adjoining Tullyvale development, also by the same developers, has prices starting from €260,000 for one-bed units and from €310,000 for two-bed units.
