A €100 million regeneration scheme for Grangegorman in Dublin 7 has been given approval by Dublin City Council.
Albion Properties has been granted permission to build 164 apartments and an office block on a 0.76-hectare site beside St Brendan's Hospital in Grangegorman and adjacent to the planned €850 million DIT campus.
Two wholesale retail warehouses and two cottages will be demolished to make way for the scheme, which will be laid out in six blocks ranging from two to eight storeys.
A new pedestrian street will link the fast developing Smithfield district with the Grangegorman / Broadstone area. Own-door offices will be built along this new street.
The new route will also serve as a shortcut from Smithfield to the planned DIT campus.
The new education campus is due to be completed in 2011 and is expected to cater for 20,000 students.
A new public square with shops, cultural space/gallery, restaurant and café will also form part of the scheme. A crèche will be provided at Grangegorman Lower and a six-storey office block - with retail and café element - will front onto Brunswick Street.
The scheme, designed by Dermody Architects, will incorporate residential landscaped courtyards and three landscaped decks. A bamboo garden, and enclosed sports space are also planned.
Pascal Conroy's Albion Properties had originally sought to build 220 apartments but this was reduced to 164 and apartment sizes were increased. Heights of up to 11 storeys were reduced down to a maximum of eight.
Albion is behind the refurbishment of Phibsborough shopping centre and is also developing Joyce's Court, a mixed-use development between Talbot Street and Foley Street.
