Clonee/ from €234,000: Four new show units open for viewing this weekend at Kingscroft's successful Summerseat development in the village of Clonee, Co Dublin.

Hooke & MacDonald will be taking bookings for the final phase of 25 new homes, in a mix of apartments, duplexes and townhouses. Appliances are included in the price and the location right in the centre of the village is a distinct advantage.

Prices start at €234,000 for two-bedroom apartments of 84 sq m (904 sq ft). Two-bedroom townhouses of 76 - 91 sq m (818 - 980 sq ft) cost from €264,950. Duplex units with three bedrooms and 101 sq m (1,087 sq ft) of living space start at €279,950. Three-bed townhouses of 89 sq m (958 sq ft) are priced from €284,950. Four-bedroom duplexes of 116 sq m (1,249 sq ft) cost from €320,000.

Designed by architects McCrossan O'Rourke Manning, Summerseat consists of two attractive courtyard-style blocks in rustic brick with iron balconies and a landscaped area in the centre of each block. Most townhouses have private back gardens. The scheme borders a golf course on one side and directly onto Main Street, Clonee with its shops, pubs and bustle.

A typical two-bedroom apartment includes an open-plan sitting/dining area with a compact kitchen off at one end. A door opens from the diningroom to a good-sized balcony, while the sittingroom extends into a bay window. There is one double bedroom with en suite, one single room and a general bathroom. Own-door garden level apartments have a small terrace off the sitting/diningroom.

Duplexes on the first and second floors have a separate sittingroom with large balcony and a good-sized dining kitchen. Upstairs, the main bedroom is spacious, with an en suite shower and good wardrobe provision. There is a smaller twin room and a single bedroom, both with wardrobes. Four-bedroom duplexes include two double bedrooms, one twin room and a box bedroom.

Always popular, the townhouses are likely to sell fast. Two-beds have a good sittingroom at the back of the house opening to the garden and a kitchen / diningroom off the entrance hall. Both bedrooms will fit a double bed, with a bathroom and en suite off the largest room. Three-bedroom end-townhouses have a reverse configuration, with the sittingroom to the front and an L-shaped kitchen/diningroom opening to the garden. Upstairs, there are two double bedrooms and one single, with an en suite off the main bedroom and a family bathroom.

Some units are ready to move into now, others will be finished by the end of summer.
