Traditionally September is one of the busiest months of the year for auctions, but this season it's different. Most of the leading Dublin estate agents are advising vendors to sell by private treaty - a process that's seen as a slower, safer bet in an uncertain market.
Headline prices can still be achieved away from the glare of the auction room, they believe.
A good example is number 21 Dartry Park in Dublin 6 which has sold by private treaty for around €2.25 million through Douglas Newman Good.
