Lisney is guiding €1.95 million prior to auction on February 24th for 8 Ailesbury Park, a five-bedroom Edwardian semi in Ballsbridge, Dublin 4. The house is in walk-in condition and the cul-de-sac location is convenient yet secluded, so this guide could increase as viewing progresses.

Another house for sale on the same road provides an interesting comparison. This requires some updating and is quoting €1.95 million by private treaty through Lisney.

The owners of number 8 have extended into the back garden, ending up with 225 sq m (2,425 sq ft) of accommodation. A bright, airy family room with six Velux windows now links the formal diningroom, sittingroom and kitchen, creating a practical flow of space.

A deep porched entrance leads to the front door, which is flanked by stained glass panels in red and green. Pitch pine floorboards in the hallway have been stripped and polished and a large understairs cupboard is useful for coats and shoes.
