Dartry: €1.65m: St Kevin's Park is one of the most desirable roads in Darty. It's a quiet, out-of-the-way cul-de-sac.
The fine houses that line the road are large redbricks with period features and good gardens. One sold earlier this year for over €2m and now number 33 is for auction with Gunne on May 27th guiding €1.65m.
It was owned by a couple who retired there from America over 20 years ago. They were attracted by the peacefulness of the area but also because its previous owner, an architect, had renovated it from top to bottom. Whoever buys it this time may redecorate, as the 1970s makeover it received may not be to their taste.
The first sign of the makeover is in the livingroom which has a lovely box bay but also, a Liscannor raised hearth in place of what must have been a fine timber or slate fireplace, and there are dated recessed spots set into the decorative Edwardian ceiling.
A large extension was added at the back of the house and between it and the back return there is a lot of space. There is a diningroom, a kitchen with white fitted units, a utility room, bathroom, bedroom, family room and sunroom. New owners may rework this area to some extent.
The house has a floor area of 232 sq m (2,500 sq ft) and it feels very spacious. Upstairs are five bedrooms. The most attractive is to the front as it has the box bay. This has an en suite shower room which could do with updating.
The most peculiar change to the house's original layout is up here as originally there would have been two bedrooms to the front, the large double and a single. However, during the makeover the entrance to this bedroom was entirely glazed and a new entrance was made to this room off the main bedroom. This is definitely up for a rethink, as is the family bathroom in the first floor return. There are also three bedrooms to the back of the house.
The gardens were designed and planted for low maintenance. The front is sheltered with off-street parking and the 54ft back garden is paved. As for storage, there's a cellar area that runs underneath the whole house.
