Clontarf: €1.5m The tall, bay windowed houses along Hollybrook Road, Clontarf, Dublin 3 were built to one semi-detached design by different builders between 1902 and 1906.

Number 30 Hollybrook Road, after a mid-20th century spell in the service of bedsits, has been painstakingly restored to its Edwardian origins and given a decor which echoes the mood of its time. A good sized 204sq m (2,200sq ft) it has five bedrooms, two reception rooms and kitchen/breakfastroom.

Agent Douglas Newman Good is quoting a guide of €1.5million in advance of its auction on June 9th.

The proportions, high ceilings, long wide hallway, bay windows on two floors and layout- there are two floors to the front, three on the return and an attic room - are well suited to a decor lush with shades of dusty rose, green and cream. Overmantel mirrors, picture-filled walls and much polished wood detail complete the look.

Doors, bannisters and rails have been stripped and reinstated, tiles replaced, plasterwork made good. Heavy, painted anaglypta throughout adds to the opulent feel. The kitchen, which was once three smaller rear rooms, has polished Ballyvaughan flagstones, a strip of Rationel windows in the ceiling and fits well with the period mood.

All of this catches the eye from the main doorway, from where an arch frames s view right through to the kitchen and the raised, Doolin-slated patio gardens beyond.

The main interconnecting reception rooms have particularly fine marble fireplaces, both with tiled insets and in the front drawingroom area, an ornate brass canopy. The bay window throws light onto the cornicing and picture rails in both rooms, already highlighted in white against the deep pink of the walls.

A bedroom on the first return, used as a study, has polished floorboards and a small, cast-iron fireplace. The main, first floor bedroom has an en suite shower room and a second bay window.

A third bedroom has been put to use as a dressingroom while a fourth, to the rear, has a white cast-iron fireplace and polished floorboards. There's a bedroom and the blue-tiled family bathroom on the return. The attic bedroom has a pair of Velux windows and timber-panelled ceilings. A rear garage offers obvious potential for mews development.
