Buyers moving out from the M50 belt at Blanchardstown and Lucan, and families with college-bound children are expected to be the principal buyers of the third phase of Castle Dawson, at Maynooth, Co Kildare.
A total of 18 four-bedroom detached houses will go on sale this weekend, priced from £164,950 to £169,950, depending on position and plot size. When the development is completed next spring, there will be a total of 124 three-bedroom and four-bedroom semi-detached and detached houses on the site.
The first phase in autumn of 1997, and a second launch earlier this year, sold well, according to the selling agent, Eamonn O'Flaherty of Gerald Brady & Company. Most of the 65 houses were purchased off the plans.
The four-bedroom semi-detached houses initially sold for £115,000 in late 1997 and rose to £142,950 in the second phase. These are mostly occupied now and gardens are beginning to mature. Castle Dawson is located on the Rathcoffey Road, about 10 minutes from the centre of Maynooth. Some of the houses back on to Maynooth College grounds. The 15 miles to the city takes 35 minutes by car outside rush hour, and half an hour by the Arrow commuter rail link.
Builders Croftbeam also constructed The Courtyard in Foxrock, Co Dublin, and are currently working on a development of four-bedroom semidetached houses at Seawood, Shankill, Co Dublin.
One house type only, a four-bedroom detached house of 1,548 sq ft, is being offered for sale in the third phase of Castle Dawson. The fronts are half brick and rendered, with a wide bay window and porch-style roof across the width of the house. The flexible accommodation is large enough for an expanding family. Room sizes are generous, with a very large bay-windowed sittingroom and a choice of fireplace designs. The diningroom/familyroom next to the kitchen can be separated into two rooms if buyers prefer. Sliding glass doors lead from the diningroom to a patio overlooking the garden.
The compact kitchen, leading off the diningroom, is fitted with light oak units as in the show-house, but purchasers can opt for a different style if they wish. A utility room off the kitchen has a door to the garden and there is a downstairs guest cloakroom off the hallway.
A family bathroom and four good-sized bedrooms are on the first floor; three of these have wardrobes and the main bedroom has an en suite. A small laundry room off the landing adjoins the linen cupboard.
Front gardens will be levelled and seeded and average-sized back gardens are levelled and timber-fenced.
