A small scheme of 27 five-bedroom and six-bedroom detached houses at Sandyford, Co Dublin, is for sale off plans through agent Hooke & MacDonald. The first eight with south-facing gardens will be on offer from today, with pre-construction prices ranging from £395,000 up to £450,000 for the larger properties.

There is a growing demand for large family houses within a 10-mile radius of the city centre and most of these upmarket developments sell well. Meadowfields will be constructed on a wooded site on the original grounds of Meadowfield Lodge, at the Kilgobbin Road end of Ballyogan Road, a short distance from Foxrock and Stillorgan. Builder Glenfort Construction recently completed a period-style apartment development at Grenville, in Rathgar, which sold out in a few hours of being launched. The first phase will be ready by February next, according to Hooke & MacDonald, with the entire scheme finished by next March. All the houses will be on the spacious side, with the smallest five-bedroom house having 2,040 sq ft. This house type is priced from £395,000 and comes with either an all-brick or half-brick frontage. There is a study and interconnecting sittingroom and diningroom leading out to a wide conservatory. The kitchen is designed with a breakfast bar and family dining area. Four of the five bedrooms are double-sized. Two bedrooms are en suite and the bedroom on the second floor will have a walk-in wardrobe.

The six-bedroom houses with 2,585 sq ft will cost from £450,000. The sittingroom and diningroom on either side of the front hallway will have deep box bay windows. A spacious family living area to the rear incorporates a kitchen, sittingroom, breakfast area and a conservatory opening from the dining end.

On the first floor, there will be three double bedrooms, one en suite, the family bathroom and a single bedroom. The main bedroom on the top floor spans the width of the house and has an en suite bath and walk-in wardrobe.

As is expected in houses in this price range, there is a high standard of finish and plenty of extras as standard. These include large conservatories, fitted wardrobes in every bedroom, good fitted kitchens with down-lighting and bathroom suites and walled gardens. Front gardens will be landscaped.
