Longford/from €165,000: Investors may be interested in a launch of tax-incentive houses and apartments going on sale in Longford town this weekend.
Joint selling agents Hooke & MacDonald and Brady McDonagh & Casey will be taking bookings at show units for Prospect Wood, which opens for viewing on Saturday and Sunday.
Prospect Wood, which is located on the outskirts of the town, benefits from Rural Renewal tax relief. Owner-occupiers can claim significant allowances against all taxable income including PAYE over a 10-year period.
Investors receive relief against all rental income in the Republic. This phase will be ready in time for the current tax year say the joint selling agents.
The design of the development is based on rural architecture, with a good mix of traditional styles, some stone-faced and others rendered with corner quoin stones. Landscaping is particularly good, with tall existing trees augmented by new planting and a lake and fountain positioned at the entrance.
Prices start at €165,000 for 17 two-bedroom apartments of 60 sq m (655 sq ft). Four two-bed townhouses of 98 sq m (1,055 sq ft) cost from €175,000. Six three-bedroom townhouses of 97 sq m (1,050 sq ft) cost from €188,000. Fifteen three-bedroom semis of 109 sq m (1,175 sq ft) are priced from €198,000.
A full furnishing fit-out is included, with everything from floor coverings to cutlery and white goods supplied. Standard features also include Shaker-style kitchens, bathroom tiling, built-in wardrobes, fireplaces and interior painting.
Previous new homes schemes by developer Lyndonbarry include Temple Court in Northwood, Santry, which has a similar high spec. Builder Laragan is a member of the Hanly Group.
The grounds and communal areas will be maintained by a management company which will be owned by the residents of Prospect Wood.
