Dublin 4: €1.5m:This three-bedroom penthouse in Clyde Road, Ballsbridge, sits in tree-rich grounds, writes Rose Doyle
Penthouse apartments aren't exactly crowding the skies above Clyde Road, Ballsbridge, Dublin 4. Those that do exist don't often come up for sale either so apartment 20, Ashley Court, Clyde Road should attract interest.
Built 26 years ago, the redbrick Ashley Court has 22 apartments (two of them penthouses) and has settled well into its tree-rich location .
The views from number 20 are of a uniquely Dublin 4 cityscape, all terracotta chimney pots and red slate roofs, the still-leafy tops of tall trees lining roads and gardens and, far below, landscaped rear garden after landscaped rear garden.
A good sized apartment with 139sq m (1,497sq ft) of floor space, number 20 has three bedrooms, two reception rooms and a kitchen which is separate from the breakfastroom. Lisney is looking after the private treaty sale, with an asking price of €1.5 million .
The living/diningroom has hardwood windows on two sides, making the most of those views. A chrome, circular Ledroff gas fireplace, with fitted glass display cabinets on either side, makes for a talking point in the livingroom. So do the smoky, full-lenth mirrored panels on two walls which give the apartment a touch of art deco style.
The kitchen is a practical and pleasant room with tiled worktops and a range of fitted cupboards. The next door breakfastroom has built-in semi-circular seating and a window with a high evergreen just outside.
Number 20 and its neighbouring penthouse apartment share a private, corridor entrance off the landing. The bright entrance lobby has an old-style skylight and another set of smoky, panelled wall mirrors.
Two of the bedrooms have Raglan Road views, the main bedroom - at the end of the hall for privacy - has an en suite with corner bath, bidet and dark blue fittings.
Ashley Court dwellers share communal grounds that include a private car park and a bicycle shed.
