ONE of the best located shops on Dublin's Grafton Street, Number 87, is available for letting through agents Jones Lang Wootton at a rent of £120,000 per annum. While the shop is being offered for letting without a premium, the new tenant will be required to carry out "reconfiguration works" at their own expense. The shop has a ground floor retail space of 800 square feet and a total area of 3,190 square foot at five levels.
The landlords, IPFPUT, recently acquired the leasehold interest from Brown Thomas and has received a number of offers from tenants in advance of putting the shop on the market. It is located next door to Brown Thomas's new department store and will face the Mark's & Spencer store, which will open later this year.
Stephen Murray of Jones Lang Wootton said it was extremely rare for a retail unit on Grafton Street to become available without a premium. Leasehold interests in the street normally achieve between £150,000 and £200,000 and in some recent cases close to £300,000.
