A Victorian house at 8 Rostrevor Terrace in Rathgar, Dublin 6 , has all the soaring dimensions, grand staircases and light filled rooms in vogue for suburban homes built in 1867.
The vendors, have been lovingly careful of original dimensions, style and features - all of which were intact when they bought the house in 1976 for £33,000. It is now for sale by private treaty through Wyse at €4.95 million.
Rostrevor Terrace, off Orwell Road, has 14 tall and beautifully kept houses - semi-detached since they were built in pairs - with bay windows to the rear. They are set back from the road behind their own, small, triangular resident-owned park which is full old trees.
Number 8 has 377sq m (4,000sq ft) of floor space, although 13ft high ceilings make it seem even larger. The house has two storeys over garden level, four bedrooms and four reception rooms.
The main reception rooms, off the entrance hallway (with a heart-stopping sweep of dimensions) have the nature of a grand 19th century salon.
Palest greens give a cool elegance matched by ornate Italian marble fireplaces. A bay window overlooks the 110ft long rear garden, a Victorian feature in itself with a thriving, mushroom shaped holly tree which is as old as the house.
A trio of original wall mirrors add hugely to the sense of period. The first two, reaching from floor to ceiling,reflect all who enter the entrance hallway and front-facing reception room. The third, on the first floor landing, is more modestly sized, but makes its elegant point nonetheless.
Knobs and knockers, finger plates, Anaglypta paper in the door panels, picture and dado rails, banisters and sash windows - these and other original features are everywhere.

The second bay window is at the rear of a primrose coloured family room at garden level in delightful proximity to the garden. Other rooms at this level were once offices but would easily revert to living use.

Two of the other bedrooms are off half-landings and the fourth, which is rear facing, has a nice, cast-iron fireplace with ornate yellow tiles.
