Houses go on sale for the first time at St Edmunds, Glenkerrin Homes' development on the site of the former St Loman's Hospital in west Dublin.
Glenkerrin is billing St Edmund's as the Ballintyre of west Dublin and the same attention to finishes and fit-out at its popular scheme in south Dublin has been brought to St Edmunds.
Design, by McCrossan O'Rourke Manning, who were also involved in the Ballintyre scheme, incorporates brickwork, glazing and wrap-around balconies.
The first phase of 100 units were sold last autumn. This weekend a terrace of 14 houses are on sale and 10 large two-bedroom apartments, some with their own hall door.
Located off the M4 beside the Liffey Valley Shopping Centre, the 23-acre site will eventually have close to 500 homes when complete. Convenience stores, a gym and a creche will also be provided on the site. Liffey Valley is less than a 10 minutes' walk away.
Selling agent Savills Hamilton Osborne King will be opening a number of show units to coincide with this launch.
House prices start at €450,000 for three-bedroom 106sq m (1,141sq ft) two-storey units with a traditional layout. The lounge is to the front and an attractive kitchen/diningroom with adjoining utility room is to the rear. Upstairs there are two doubles (one en suite) and a single bedroom.
Particularly attractive are the three-bedroom houses laid out over three floors with 132sq m (1,431sq ft). Kitchen/diningrooms are to the front and there is a large lounge to the rear. A double bedroom and a single are on the first floor with the main en suite bedroom on the top floor.
A study, which could easily be converted into a walk-in wardrobe, is also on the second floor. Prices start at €485,000.
Large four-bed three-storey 149sq m (1,600sq ft) houses are very impressive. They cost from €545,000.
Large two-bedroom apartments with 80sq m (861sq ft), some with their own hall doors, cost from €365,950. All apartments come with carpets and wooden floors. The two-bedroom show unit is beautifully presented with moody blues and golds and elegant swirly wallpaper. Impressively, interior designer Arlene McIntyre from Ventura did this on a €16,000 budget.
Fit out at St Edmunds includes chic kitchens with high-gloss units and integrated kitchen appliances. Living areas are bright and spacious with floor-to-ceiling windows and recessed lighting.
Exterior doors are very smart and internal doors are full height. There is good storage in all units.
Each home includes its own dedicated basement parking space with internal lifts to all apartments.
The red Luas line is due to be extended out as far as Liffey Valley shopping centre. Earlier this year it was announced that the preferred route for Metro West was along Fonthill Road to Liffey Valley.
