Developer Frank Flynn has submitted new high-rise plans for a mixed-use development beside the Guinness brewery in Dublin 8.
The new plans for the site, at the junction of Bellevue Street and School Street and adjacent to the Guinness Hopstore, envisage 81 apartments in four blocks.
Part of the plans proposed by Flynn's development company, Linham Ltd, is a 12-storey tower on the corner of Bellevue Street and School Street.
It also includes an 11-storey tower on School Street.
In the curtilage of the protected Guinness Hopstore, the scheme will involve the demolition of St Catherine's school and part of a shed attached to the Hopstore.
A surface car-park, currently in the ownership of Dublin City Council, will also be incorporated into the scheme.
Retail space of 2,536sq m (27,297sq ft) and office space of 3,334sq m (35,8886sq ft) will also be provided at the Liberties scheme if it gets the go-ahead from planners at city hall.
Last October, An Bord Pleanála rejected a similar mixed-use scheme for 82 apartments, office and retail space because the height would not respect the character of the surrounding historic residential area.
An Taisce was among objectors to the scheme.
At the time, it said that the scheme would have a negative impact on the residential amenity of the area, as well as its local landmark, the Guinness Hopstore.
