Dublin 4: from €480,000 The first apartments on a prime 3.3-acre Dublin 4 site are on the market with quality interiors and a top address, writes Orna Mulcahy, Property Editor
Apartments in a prime Dublin 4 location, behind Sachs Hotel in Donnybrook, go on sale today with prices starting at €480,000 for one-bedroom units.
Bloomfield Park, on Bloomfield Avenue is a major new scheme being built by Bryan Cullen of Jackson Homes, the developer who along with two investors, has mounted a takeover bid for the Jurys Doyle group.
The 3.3-acre site, which Mr Cullen bought from the Carmelite Fathers two years ago for €20 million, will have a mix of one and two-bedroom units in four five-storey blocks. There will also be lavish three-bedroom penthouses, a row of townhouses and three further houses. A total of 172 apartments and 14 townhouses will be built, with the first tranche of units being sold from plans through Sherry FitzGerald New Homes.
Selling agent Eoin O'Neill expects strong interest from buyers trading down from large houses in the area. He will also be targeting professionals from all over the country who are seeking a blue chip investment in Dublin. It's a superb location, off Morehampton Road on a private leafy avenue, around a mile from St Stephen's Green and within strolling distance of the shops of Donnybrook and Baggot Street.
Across the avenue, work has begun on the exclusive Edward Square development where houses and apartments sold out quickly from plans last December.
The first 43 apartments being offered today are priced from €480,000 to €600,000 for one-bedroom units, with two-beds costing from €680,000 to around €900,000 depending on their location and orientation. Secure underground car-parking is included in the package.
A number of three-bedroom penthouses will be available closer to the time of completion, along with the townhouses.
A marketing suite on site has a large two-bedroom show unit which will give viewers a good idea of the kind of space and finishes to expect.
Designed by O'Mahony Pike, Bloomfield Park will have a series of four glass-walled buildings arranged around a central garden facing the Victorian building that is still owned and run as a retreat house by the Carmelites.
Designed with wealthy owner-occupiers in mind, the apartments will have some impressive features as standard, such as a spacious marble floored entrance hall, smart Italian kitchen with integrated appliances, high spec bath and shower rooms, and floor-to-ceiling windows which will open onto either a terrace or a balcony.
Each apartment - even the one beds - will have a utility room, as well as a generous hot press, which together with the full height wardrobes in the bedrooms make for plenty of storage space.
A sophisticated lighting spec, top quality tiling, and higher than average ceiling heights add to the sense of luxury.
The price list is wide ranging and, while apartment spec will be the same throughout, higher prices will be paid for units on the upper floors of the building and for those with sunny aspects.
Construction work is just beginning and the first residents are expected to move in in about 18 months.
