A new penthouse in Hollybrook, a development of 48 luxury apartments off Brighton Road, Foxrock, Dublin 18, is to be sold at auction by Gunne on March 9th. It has a guide price of €1.95 million - and stamp duty is reduced because it is a new home.
The two-storey, three-bedroom apartment, 36 Hollybrook, will be sold completely fitted out: it has been given a lavish look by interior designer Helen Turkington, with linen silk curtains in the livingroom, tartan wallpaper in a study/family room and bedrooms fully furnished from chandeliers down to tables and chairs.
The penthouse is nearly three times as big as the average new house: it is 353 sq m (3,800 sq ft) in total - the penthouse proper is 213 sq m (2,300 sq ft), and opens onto a 139 sq m (1,500 sq ft) deck.
The three bedrooms open off the the spacious entrance hall of number 36: two are en suite and the main bedroom has a walk-in dressingroom. The bedrooms look into the large well-landscaped inner courtyard of the development. There is also a family bathroom at this level. Stairs lead up to an open-plan livingroom/diningroom large enough for three sofas; it opens into a study/family room off which is the kitchen. The main living area and the study open through glazed doors onto the large deck, which has a view of hills across Leopardstown Racecourse. Apartments in the development come with two underground car-parking spaces. It has a 24-hour concierge service plus a gym and sauna.
