Co Kildare: Two and three-bedroom townhouses in the grounds of Kill International Equestrian Centre in Co Kildare go on sale for the first time this week with Sherry FitzGerald New Homes.

With prices from €240,000 for six two-bedroom houses, first-time buyers keen on equestrian pursuits are likely to be first in line. Membership of the equestrian centre and a 10 per cent discount on facilities for owners is a huge attraction.

In the majority in this phase are 17 three-bedroom townhouses costing from €295,000. Annual management charges, around €500 per owner, covers the membership of the centre.

The local market is expected to be strong, given the unusual and picturesque situation of this small 50-unit development.

The Stables is located off Kilteel Road, close to the Naas dual carriage-way and a commutable distance from the city.

Developer Malcolm Stuart, who specialises in recreating period-style houses, has put effort into achieving a traditional look and the finish is admirable.

The stone-walled entrance is flanked by tall deciduous trees from the original drive, which partly screen the houses from view of the main road. Railway sleeper flower borders, stud railings and old-fashioned clay cobbles blend well with the horsey theme.

Natural materials have been used where possible, such as pine window frames with limestone lintels and beech floors in the upstairs rooms. The houses will encircle a formal courtyard garden with topiary to the rear, and gates onto this communal space from each rear lawn.

Three-bedroom townhouses of 105 sq m (1,130 sq ft) have a practical layout, with the sittingroom to the front. An attractive sandstone fireplace is centre stage in this room and tall "tilt and turn" windows add brightness.

Double doors open to a formal diningroom, which has patio doors to the garden. The kitchen/breakfastroom can be accessed either from the hallway or the diningroom.

These townhouses have contemporary units with polished granite worktops. The bathroom and downstairs toilet have period-painted wainscot panelling. All the bedrooms will fit a double bed and have smart Bob Bushell wardrobes with steel handles.

An en suite power shower with granite-topped vanity unit leads off the main bedroom and this room has a wall-to-wall window with extra-deep sill.

Two-bedroom townhouses of 83 sq m (891 sq ft) have the kitchen at the front and a sitting/diningroom across the back. Both bedrooms are doubles.

A showhouse will be on view next Saturday and Sunday from 3p.m. to 5 p.m. Houses in this phase will be ready to move into from December onwards.
