A site of 3.25 acres at Seafort Road East, Clontarf, Dublin 3, is expected to make in excess of £4 million when it is auctioned by Lisney on July 14th. A large number of house-builders will be in competition of the land because the selling price is likely to be within their range. The land comes on the market at a time when there is a severe shortage of development opportunities in mature suburbs such as Clontarf. The site is zoned for residential use. According to Ross Shorten of Lisney, sites of this size could be expected to accommodate at least 40 houses or a higher density if the new owners opt for a scheme of apartments and duplexes. The land is close to the seafront and Royal Dublin Golf Club. It is being sold on behalf of Mr Patrick Hardy, who will continue to live at Redcourt, a large Victorian house beside the site.
