Two more period office buildings in Dublin have come on the market following the increase in values reported in recent months. Lisney is quoting a guideline price of £325,000 for a Georgian office investment at 4 Upper Mount Street, which is to be auctioned on May 13th. The 2,520 sq ft building is producing £18,500 from three short-term lettings. The lease on the basement has expired and the lettings on the ground and first-floor levels are due to run out this month. A rear yard can accommodate three cars. A short distance away, Sherry FitzGerald is expecting in excess of £400,000 for a Regency building opposite the Royal Hibernian Academy at 5 Upper Ely Place. All floors are vacant except the basement, which is producing £2,340 per annum. The building goes to auction on May 14th.
