Investors pay £4.3m for new block

Two private investors have paid £4

Two private investors have paid £4.3 million for a newly completed office building beside the cinema complex at Bloomfields Shopping Centre in Dun Laoghaire.

The 15,675 sq ft block, Carnegie House, on Library Road, was built by Ward Anderson, which also operates the multiplex cinema. Duncan Lyster, of selling agents Hamilton Osborne King, says there was interest in the building both from investors and owner-occupiers.

Willy Dowling of Gunne acted for the purchasers, who plan to use about 7,000 sq ft of the space. The surplus of over 8,000 sq ft will be sublet.

Companies moving in will have the option of renting spaces in the adjoining multi-storey car park. A rent of £20 per sq ft would give the new owners a yield of 5.4 per cent.
