Rathmichael: €2m: Arcadia, a large five-bedroom house on an acre of ground off Ferndale Road in Rathmichael, Co Dublin is set to make over €2 million at auction through Blackrock agent Terry Halpenny on September 29th.
Rathmichael is an affluent suburb with big modern houses clustered together in a number of cul-de-sacs off winding roads, each built individually in a variety of styles. An acre of ground is hard to find in a similar price bracket closer to Dublin, but this family house is a very accessible and idyllic place in which to raise children.
Proximity to the N11 and the newly opened stretch of the M50 mean reaching either the city or the airport is easy - both are about 40 minutes away and Dún Laoghaire, for example, is 15 minutes by car.
This house was built eight years ago and is located in Ferndale Glen, a quiet cul-de-sac off Ferndale Road. Entering through security gates, there is a two-level garage to the left of the house and a timber-clad home office to the right (it has all the necessary internet and telephone connections and its own bathroom). The garden to the front has mature planting and space to park many cars.
The house has 334sq m (3,600sq ft) of living space. Once inside, the entrance hall opens through double doors to a large livingroom. From here another set of double doors leads to the diningroom that looks out to a patio and the garden. When all doors are open, it is easy to imagine how the house allows for large scale entertaining.
There is a study to the front of the house and, at one end stretching the width of the building, is the kitchen and breakfast room - a large well-fitted space with plenty of light. Also on the ground floor are a bathroom and utility.
The staircase in the hall, which is partly double height, rises to the five bedrooms on the upper floor. The main bedroom has an en suite and walk-in wardrobe and another also has an en suite. The three other bedrooms are all of good size.
The very large rear garden has a tree-shaded stream to one side, where the owner's children have built a treehouse. It is almost entirely closed with tall trees, making it completely private.
