Dartry: €1.3m The semi-detached houses which make up numbers 12 and 13 Richview Park, Dartry, Dublin 6, were built in 1960 by the owner/vendors of number 12. They were originally designed by architect Piaras Beaumont who has kept faith with number 12 by designing the extensions to the side and front made over the years.

Today's house has some 190 sq m (2,045 sq ft) of floor space, not including a large area of floored, attic storage. It has five bedrooms, three reception rooms and a kitchen breakfastroom. A landscaped private courtyard to the front and side makes for an outdoor room and adds to the sense of space.

It is for sale through agent Gunne, which is quoting a guide of €1.3 million in advance of its auction on April 28th.

The houses in the quiet cul-de-sac which is Richview Park were all built on what were originally the domestic gardens of Richview House. Now restored, Richview House itself makes for pleasant views from the rear windows of number 12.

Though designed in the late 1950s and extended in the 1970s there's an art deco feel to the interior of number 12. It's in the hallway, where a long window overlooks the front garden, and in the pole-like mahogany bannisters lining the stairs.

The livingroom, lit by three windows, has been extended to the front, evident in a pillar marking the point where it begins. The brick surround fireplace functions and there is extensive shelving.

The diningroom has a window overlooking the rear garden and a clever, inset mirror in one wall. A study/family room to the side is part of the extension and has an exposed brick wall to the rear and a wall glass overlooking, and opening into, the enclosed courtyard with its restful water feature. Both floor and ceiling are of Oregan pine.

The kitchen/breakfstroom has a compact, well-fitted working area, ceramic tiled floor and ochre coloured walls. On this ground floor too there is a utility room and guest toilet.

Separate shower and bathrooms on the first floor have been given individual tiling touches. A large, penguin mosaic gives humour and colour to the larger bathroom where the fittings are in yellow. The shower room is tiled in decorative blue.
