Blackrock: €2.6m:In the 10 years since it was built the Clonfadda Wood development, off Mount Merrion Avenue, Blackrock, Co Dublin, has matured into a green and pleasant place among the trees and sheltering hedges which gave it its name.
Autumn, as you'd expect, is a time that shows the large, detached Clonfadda Wood homes, built in a series of landscaped cul-de-sacs, at their best.
Number 21 Clonfadda Wood, on a 0.12 acre corner site in one such cul-de-sac, is double-fronted. It has been given a two-story extension and has a good-sized, imaginatively laid-out rear garden with raised, circular lawns which has grown delightfully into itself.
The extended house has more than 219sq m (2,361sq ft) of floor space in which there are four bedrooms (two en suite), four reception rooms and kitchen/breakfastroom.
Sherry FitzGerald is looking after the private treaty sale and the asking price is €2.6 million. A house similar to this, with converted attic and large garden, was sold for €2.5 million less than two years ago.
Number 21's rear garden garden faces west and so does an L-shaped area to the rear of the house which houses the kitchen/breakfastoom and pitched ceiling family room which has a double glass door leading to the garden. The kitchen proper has a wide range of fittings, including a ceiling-to-floor pull-out larder. It is painted in a deep, Farrow and Ball cream.
A door leads to the smallish diningroom, which is also accessed via double doors from the reception hallway. Junkers flooring covers most floors in this house, including the bright, almost square entrance hallway. Light-filled from windows to either side of the front door, the hallway also benefits from light falling from a lantern window over the first floor landing.
The livingroom, which has a cream wood-surround fireplace, is another area with lots of light. Here it comes from both windows and double glass doors leading to the rear patio.
The main, rear-facing bedroom has a wall of wardrobes as well as a blue-tiled, white-painted en suite shower room. A family bathroom has marble fittings and mosaic tiles.
High trees and bushes encircling the garden - including a fine, pale pink fuchsia, sycamore tree and laurel bushes, ensure privacy. The foundations for a conservatory have been laid under the patio, a bonus for a new owner who might want to build one.
