Dublin 6/€1.8m:Taking its styling from its early 20th century neighbours, a terrace of new houses in D6 comes with many of the comforts of modern living, writes Fiona Tyrrell.
A newly-built terrace of period-style houses in Terenure village blends great location with luxury finishes.
Hannaville Park is a quiet street located off Terenure Road West featuring traditional terraced redbrick houses dating from the early 1900s.
Now the stock on the road has expanded with the addition of four more redbrick terraced houses.
Numbers 72 to 76 Hannaville Park have been built on the side garden of an end-of-terrace house at the Terenure Road West end of the street.
Developer Frenchpark Developments has opted to copy the period style of neighbouring houses in the design of the houses.
They are for sale through Gunne New Homes with prices starting at €1.8 million.
Potential buyers will have the added incentive of a reduced stamp duty bill.
Stamp duty on large-scale new houses is generally calculated on the site value, rather than the total value, so the tax saving is significant. In the case of the houses at Hannaville Park the stamp duty bill will be in the region of €33,000, compared to around €162,000 on a similarly priced second-hand home, according to Marion McQuillan from Gunne New Homes. The houses are spacious with over 206sq m (2,217sq ft) of living space laid out over three floors.
While the exterior may be traditional the insides are a thoroughly modern affair. Accommodation is designed very much for modern family life.
Frenchpark Developments has paid lots of attention to the finish with luxury touches such as underfloor heating throughout, remote-control ceiling spotlighting in all rooms, surround sound system, and a central vacuum system.
All floors have been fire and sound-proofed. There are solid oak floors throughout the main living areas and internal doors are also oak.
The livingroom has bay windows and a snazzy elongated gas fireplace.
Much of the living is likely to be done in the kitchen - a smart modern affair with gleaming high gloss white unit, a large central island unit and integrated appliances.
Off this is a small sun lounge with glazed walls and glass panelled sunroof.
The first floor has three bedrooms, one of which is en suite.
The top floor is devoted to an impressive main bedroom with en suite and walk-in wardrobe.
Outside there is parking for two cars in the drive.
The gardens are not the largest but they have been landscaped and come with a garden shed.
