A new scheme of upmarket townhouses is being launched this weekend in Stillorgan, Co Dublin. Prices in Dunstaffnage Hall start from £290,000 (€368,220).
There are 10 houses in all. Two are bungalows, and the remaining eight homes are three-storey townhouses. All 10 houses being released through Hamilton Osborne King are laid out on a four-acre site which was formerly the garden of Dunstaffnage House.
The scheme already has 67 apartments which were completed last Christmas, and many of these are already occupied. The townhouses' interior styles vary, but the floor space for each is the same. The eight 1,400 sq ft townhouses are priced at £435,000 (€552,340). Three of them follow a traditional layout with the main reception room to the front. This is a large bright room with a Spanish limestone fireplace and bay window.
Double doors lead to the dining area with a conservatory overlooking the garden. Timber decking is standard and the gardens are fully landscaped to include decorative rockery and shrubs. Cherrywood units and granite worktops style a contemporary kitchen. Wall and floor tiles are standard throughout. A small guest toilet completes the ground floor layout.
On the first floor there are three bedrooms and a bathroom. Two bedrooms are double-sized, one en suite, and the third is a single room. All of the bedrooms have built-in cherrywood wardrobes. The main bathroom is to the front of the house. The top floor boasts a large main bedroom which has a private terrace and en suite. Additional storage space is also provided.
Five of the townhouses differ from this style in that the kitchen is located to the front. The open plan reception area to the rear combines lounge, dining area and conservatory. This particular layout gives the appearance of having more space, but the unit is in fact the same size as the others.
The two bungalows are located by the entrance to the development. The first is the gate lodge, with 1,135 sq ft of space, and an asking price of £395,000 (€501,550). This attractively laid-out two-bedroom home is likely to be of interest to someone trading down from a larger house in the area.
An L-shaped reception room wraps around a cherrywood kitchen. Upstairs there are two bedrooms and a bathroom, while the main bedroom has an en suite. Outside there is a decked area and small garden. The second two-bedroom bungalow, smaller in size at 880 sq ft, shares many similar features and is priced at £290,000 (€368,220).
Set back off the Stillorgan dual-carriageway, Dunstaffnage Hall, at Glenalbyn Road, is a small scheme close to Stillorgan Shopping Centre.
The houses are due to be finished by early summer, and on completion there will be a total of 77 units including a mix of one, two and three-bedroom apartments and penthouses.
