Holiday homes with Section 48 tax breaks in the popular east Cork resort of Youghal are for sale through joint agents Ross McParland and Sherry FitzGerald Hennessey, priced from £165,000 (€209,510).

This phase of Carleton Village has 40 units in a mix of two, three and four-bedroom villa-style houses and two-bedroom apartments.

The 20 houses include 800 sq ft two-bedroom units from £165,000 (€209,510); 1,050 sq ft three-bedroom villas from £179,500 (€227,920), and 1,150 sq ft three-bedroom houses from £235,000 (€298,390). Twenty-five two-bedroom apartments of 900 sq ft cost from £175,950 (€223,410).

The scheme, on an elevated 20-acre site behind the Walter Raleigh Hotel in Youghal, is already well on the way to completion.

Section 48 provides relief on all income spread over a 10-year period, provided the units are available for letting between the months of April and October. Carleton Village is Bord Failte approved, an essential condition of the tax benefits. Buyers can avail of a fit-out service costing from £10,000 to £11,000 (€12,700-€13,970).

The complex is designed on a Spanish villa theme. The site has its own bistro bar, tennis courts, a conference centre and kiddies' playground and there are plans for a gymnasium.

Youghal has also been given the go-ahead for a £4 million (€5.1m) swimmingpool and leisure centre and a marina has been proposed.
