An apartment in the Four Seasons comes with five-star amenities – and a stratospheric service charge, writes ORNA MULCAHY,Property Editor
A TWO-bedroom apartment in the Four Seasons Hotel in Ballsbridge has come on the market through Gunne Residential asking €1.6 million. Number 23 is the size of a five-bedroom house with just over 186sq m (2,000sq ft) of living space.
New owners will enjoy the full amenities of the hotel, including its swimming pool, leisure centre and concierge service.
All at a cost however: €35,000 per annum to be exact. That’s over €670 for every week of the year. For that, you can choose from the full menu of Four Seasons services, from housekeeping to room service. The price also includes heating and light.
The apartment also comes with secure underground car-parking. It can be accessed via the main foyer of the hotel or alternativley via a separate side entrance.
Number 23 is on the fifth floor of the hotel with wide ranging views across the city from the Aviva Stadium to Howth Head.
The owner, a businessman from the North who has been involved in the retail business in Dublin in recent years, is relocating, hence the sale.
The apartment is one of 24 units which were developed in 2005 and 2006 when the city was crying out for upscale residences.
The apartments are located together on the fifth and part of the fourth floor of the hotel, and no less than 20 of them were snapped up in the year following their lauch.
Former Taoiseach Albert Reynolds has an apartment, along with former Davy’s stockbroker David Shubotham, now resident in Switzerland.
As with the rest of the housing stock in the city, the apartments have plunged in value. Number 23 was originally marketed at around €3 million according to sales agent Marian McQuillan of Gunne Residential.
Number 23 has a wide entrance hall and a very large and bright open-plan living and diningroom.
Double doors lead through to the kitchen, another generous-sized room with a marble-tiled floor and custom-built units incorporating top of the range appliances,
There are two very large double bedrooms both of them with hotel-style en suite bathrooms. There is also a guest bathroom and a utility room as well as lots of storage.
