Dublin 6 house for €350,000 has been redesigned to maximise space and light

Gulistan Cottages is a charming little street of artisan cottages that runs parallel to Rathmines Road’s noisy drag and yet feel miles away. They may be small but would be perfect for one or for a couple that really get on.

Number five is home to an art graduate who worked in interior design during the boom and bought the cottage in 2010. An older gentleman had been living in what was then a two-bedroom property and it was in need of serious upgrading. The property still had an outside toilet.

She pared it back, extended up into the eaves to add height and put in roof lights to introduce more light. She also added pale ash parquet, oak internal doors and underfloor heating. The absence of radiators means the walls are uncluttered, making the 44sq m (474sq ft) space feel bright and airy.

Open plan

Plenty of mirrors bounce more light in and there are recessed spots in the ceiling. The living space is now L-shaped and open plan. You walk directly from the street into the sittingroom, which has an open fire.

Two solid oak doors hide the bedroom and bathroom respectively. She made a decision to turn what was originally a two-bedroom house into a one- bedroom property and to invest in an extravagantly roomy bathroom, rather than trying to shoehorn a small shower room into its limited footprint.

The bedroom to the rear of the house gets additional light from a Velux window.

Outside space

The kitchen opens out to a small but manageable space considered large by these properties’ standards.

In the south-facing garden there are tomatoes, herbs and greens and there is room for a table to seat six.

The end-of-terrace house also has a side entrance, a real luxury on this street. It means you can keep your bins outside and not have to wheel them through the house on bin day.

The location is really central. The only downside is the nearby bring centre which is operational six days a week and seven days a week from April to the end of September.

The centre is closed on bank holidays.
