End-of-terrace, three-bedroom house in Sandymount was recently renovated

Its proximity to the sea will be a big draw for viewers looking at the Edwardian redbrick at 19 Gilford Avenue in Sandymount. Walk out the front gate of the two-storey house, look right and the view is of the striking 6m painted metal sculpture An Cailín Bán by Mexican artist Sebastián which was installed in 2002 on the promenade at Strand Road.

The condition of the house will also appeal: the end-of-terrace house last changed hands in 2010 (for €570,000) after which it had a major upgrade. The owners installed new double-glazed sash windows and extended the kitchen and bathroom. They also converted the attic into a third bedroom and installed a toilet under the stairs.

Pretty original features such as the stained glass in the front door and bay window were kept and floorboards were sanded and polished. As it’s on the end of a terrace, it is brighter than expected with windows in the gable wall giving extra light into the rear reception room and bathroom.

Outdoor space

There are two reception rooms and three double bedrooms in the 126sq m, (1,356sq ft) house which was built on a triangular-shaped site that is wide to the front but with a small angular rear garden.

The owners extended out over this garden to make a larger kitchen – also angular in shape – so now the house’s only outdoor space is the small side patio. This is nicely done with sandstone flagstones. There is also a front garden bordered by railings.

This probably means that it will not suit young families in search of a long-term home as they tend to want a child-friendly garden. The layout of the kitchen also leaves no space for a dining table, though if the number of kitchen units was reduced, it might be possible.

Years ago these terraced houses would have been starter homes in Sandymount, but there aren’t too many first-time buyers in this price range these days. A family of adults only or those trading down though will, however, find the cosy, well-located house ideal.
