RATHGAR: €2.25M:A redbrick between Cowper and Milltown on the Luas got a modern makeover in the past 10 years

IT'S BEEN 10 years since 71 Highfield Road, Rathgar, Dublin 6, came on the market and it's changed a great deal since then.

The couple who bought the substantial Edwardian Stringer-built house have completed a major renovation project, updating and extending it.

The four-bedroom, 302sq m (3,251sq ft) redbrick house is now back on the market through Sherry FitzGerald for €2.25 million.

The biggest change is the substantial extension at the back which runs the width of the house.

It contains a light-filled open plan livingroom, dining area and kitchen, accessed from the hall and through double doors opening out from the formal diningroom.

The classic Christian kitchen suits the style of the house, with its painted wood units and large island unit.

Opting for such a high quality kitchen is indicative of the approach taken to the entire renovation. There is also a small utility room and a cloakroom.

Aside from the living area in the extension, there are three reception rooms: an interconnecting livingroom and diningroom, and a smaller reception room on the other side of the wide hall. The rooms to the front of the house have bay windows.

Upstairs there have also been major changes. A fifth bedroom was converted into a luxurious ensuite bathroom off the main bedroom. The attic area has been opened up to create a large home cinema. Indeed the owners are clearly keen on gadgets, as the house is wired for a sophisticated multi-room sound system.

Period details have been retained - such as the Stringer stained glass windows, which are incorporated into the double-glazed timber replacements.

The long, mature garden has a garage at the end, accessed from a lane that runs at the back of the house. To the front, the garden has been mostly gravelled over to make room for off-street parking for four or five cars.
