The unusually named Chadbury at 28 Claremont Road is one of a pair of handsome Edwardian red bricks on this popular Sandymount road.
It’s a lovely family house with five good-sized bedrooms over three storeys. Thanks to a relatively recent and sympathetically designed extension, there is now a bright living area at the rear. It has pitched white-painted timber-clad ceilings and incorporates a large living area with a fireplace, a dining area and a well-planned kitchen.
The house, which is for sale through Hunters Estate Agent for €2.3 million, now measures 262sq m (2,822sq ft).

For househunters in Dublin 4 looking in this price range, number 28 might seem familiar. It was recently on the market “quietly” for a short while with Sherry FitzGerald for €2.5 million. Now it’s back with Hunters with a slightly lower asking price.
Spacious
The original reception rooms off the wide and bright hall are quite large with high ceilings, timber floors and period fireplaces. The back room opens into the new extension. The flow of the rooms into each other means this house would be perfect for large-scale entertaining.
The kitchen is fitted with custom-built timber units painted a greeny blue with plenty of granite-topped work surfaces and storage. It has a slightly country look with its Belfast sink although it looks planned and laid out for a serious cook. This area opens via double doors onto the back garden. There’s also a fully fitted utility room and separate wine storage. It’s easy to see how a family would spend most of its time in this new part of the house which is not entirely open plan, being partially divided by a wall which allows for an open fire in the seating area.
Upstairs the bedroom to the front is the largest and the renovations included creating a large en suite and walk-in wardrobe for the room. All the bedrooms are doubles, and most have their original cast-iron fireplaces.
Stylish renovation
Aside from changing the colour scheme in the hall and maybe repainting the kitchen units a different colour, there aren’t many changes a new buyer will want to make. When this house was renovated it was done well.
What may make buyers in this price range pause, particularly if they are looking for a family house for a growing brood, is the rear garden. It’s very small relative to the size of the house and, possibly because number 28 is on the bend of the road, triangular in shape.
As well as a nicely laid out patio area outside the extension it has a lawned area bounded by mature shrubs.
However, it’s not the space in which kids could easily kick a ball around.
To the front there is off-street parking for four cars and access is by electric gates.
