The owners of number 4 Sydney Avenue in Blackrock say simply that they love their house and they've been very happy there but with a growing family of three young boys they need more space. And so while they prepare to look for a larger home, their three-bedroom terraced house is for sale by Sherry FitzGerald for €1.2 million.

They will, they say, be sad to leave and it’s easy to see why. The location is just a stroll from Blackrock village and Sydney Avenue is a lovely road, lined with handsome period houses, some dating back to the 1830s and some, like this house, with enormous gardens. Their house was built in the 1850s as part of the Frascati Estate and the family have lived here for 15 years.

When they bought the double-fronted house it was carved up into bedsits but there’s no sign of that now in the comfortable bright family home and with its tall windows and pleasant proportions, it has all the charm and atmosphere that make these period houses so desirable.

Despite looking larger from the outside, this house is one room deep on one side and two rooms on the other.

Inside the front door on the right is a livingroom, on the left is an open-plan area with a room to the front, used mostly as a playroom, that opens directly into the eat-in kitchen at the back.

Running along the back of the house is a utility room and separate shower room, a layout that while practical, is one that is most likely to change as the livingroom opens in to it when ideally it should open out directly onto the back garden.

Space

Upstairs, off the bright landing there are three bedrooms, two doubles and one small single, a family bathroom and the return which, with its two windows and newly installed Velux, is the size of a small room.

In all, there is 159sq m (1,711sq ft) of space but some of it, like the return and the utility, could be reworked to make better use of space. Indeed with such a large garden – almost 50m long – there’s scope for a major extension as others on the road have done.

Parking is on-street and with cars parked on either side it’s a narrow road in places but the owners say the arrival of paid parking – with permits for the residents – has made a huge difference when it comes to finding a space.
