In 2008, each of these D6 houses was for sale for more than €1m. Now you could buy all three for just a bit more than that, writes BERNICE HARRISON
THESE modern mews houses on Grosvenor Lane in Dublin 6 first came on the market in 2008 priced at over €1 million each – pretty standard at that time for a swanky two-bed mews in this neighbourhood, with all the must-have designer touches.
Now they are back on the market – this time for €380,000. Give or take a little during the negotiations and that could be three for the price of one.
There was some interest in the striking-looking Grosvenor Lane mews back then, but not enough and sometime late in 2008, the properties were withdrawn from sale and rented for upwards of €2,000 a month.
One is still rented out but the other three are now vacant and it is these that are for sale through the Owen Reilly agency.
Typically, mews houses command a premium because they tend to be well-located in mature neighbourhoods and they are usually creatively designed to make use of the space. Often designed for empty nesters, the reduced price for the two-bed, 88sq m (947sq ft)mews brings them within the reach of first-time buyers.
For those buyers who may have been looking at apartments at the same price level these are real alternatives, having the same look as a modern apartment, but with a garden, private parking and no annual service charges.
Grosvenor Lane runs behind both Leinster Road and Grosvenor Square and is wide and long-established, with several houses on either side.
When approaching the design of numbers 11a-d the architects HKR made very creative use of the original corner garden site – fitting in a terrace of four mews houses without any of them being overlooked by the main house which is on Grosvenor Square.
The three houses for sale follow the same layout. Downstairs the area is open plan, with the eat-in kitchen to the front, living room to the back. A run of white Siematic units is against one wall, the staircase against the other.
The kitchen space is double height and bright, overlooked by the upstairs landing.
The back wall of the house is mostly glazed with double doors opening from the living area out into the garden.
Upstairs there are two double bedrooms, one to the front, the other to the back and each with an en suite with marble and granite finishes and underfloor heating. There is a third toilet downstairs.
The gardens at the back have been a little unloved – not unusual in a rental – but they are a decent size for a mews and could be attractively landscaped. There is off- street parking for a small car to the front behind electric gates.
